First Clause (Object)
Be Concept Unipessoal Lda is the legitimate owner made up of the following houses and respective Local Accommodation licenses:

Second Clause (Purpose)
The facilities covered in the first clause are rented seasonally by division / compartment / room and are rented furnished and equipped
Third Clause (Term, Cancellation)
This rental is made for the period indicated in the reservation, with check-in time after 3 pm and check-out time before 11 am. Please don't check in early, and please don't be late at check out.
Cancellations that are made, for whatever reasons, will be penalized by the payment of 50% of the rental amount (full advance payment for the booking deposit). Cancellations, which are made within 7 days of the arrival date, will be penalized for the full payment of the reservation. For cancellation, late arrival, or early departure, no fees or compensation will be returned.
Fourth Clause (Rental Value)
The rental value corresponds to that indicated and confirmed by our services, payable, by deposit or bank transfer to the holder and indicated IBAN: Be Concept Unipessoal Lda Banco SANTANDER Totta - IBAN: PT50 0018 000352186541020 89 - SWIFT / BIC: TOTAPTPLPL
The price includes, for the duration of the rental, the payment of the rental expenses and available materials: water, electricity, Wifi Internet access, cable TV access.
Includes a single service per week of bed linen and 2 towels per person.
Includes the “baby / child kit” provided free of charge on the availability limit and subject to:
- travel bed up to 3 years - bedding and towels - bottle warmer - baby bathtub - penico
Simply request what you need at the time of booking to confirm availability and make the reservation.
Cleaning service not provided and not included - Although bed linen and bath towels are included in the unit, the daily maid service and check-out service is not included in the rental price. However, an exit cleaning service is available for an additional fee. We suggest that you bring beach towels. We do not allow towels or bed linen to be taken outside the property.
Fifth Clause (Payments)
On the date of acceptance of the reservation, the customer delivers, by deposit or transfer, 50% of the total rental amount as a reservation deposit, non-refundable in case of cancellation by the client, whatever the reasons. The reservation deposit must be received within three (3) days after booking the property, under penalty of cancellation of the reservation without prior notice.
At the latest on the expected check-in date, the customer delivers, by deposit or bank transfer, 50% of the total rental amount, as well as the € 100 security deposit / deposit, and sends the proof by email to info @ cosycasa.pt.
Sixth Clause (Security Deposit / Security Deposit)
A security deposit of € 100 is charged for each reservation and must be paid no later than the day of check-in. It will be fully returned within two (2) days after check-out, if everything is in the state of repair and cleanliness in which they found the facilities at check-in.
The tenants are obliged to maintain, in the state of excellent conservation in which they found, and to advise in case of problems (water leakage, infiltration, humidity, electrical problem ...), the installations and plumbing of water, electricity, sewers, walls, floors, paintings and glass, as well as all the utensils and equipment on the premises, as well as sanitary facilities and other movable property, with all repairs resulting from your fault or negligence being at your expense. Without e-mail communication to info@cosycasa.pt, in case of malfunction, defect or lack thereof, within 48 hours after check-in, the list is tacitly accepted.
Renters undertake to make prudent use of the lease, which must be returned in good condition and cleaned under pain of incurring the payment of a minimum cleaning fee in the amount of € 50, except for normal damage and inherent to prudent use , in accordance with the purposes of the rental agreement.
The tenants authorize the first party to access the leased in case of need, during office hours, or at any time in an emergency, for maintenance or technical intervention.
Seventh Clause (Chaves)
Upon confirmation of reservations, a personal and non-transferable digital access code will be communicated to the tenants. This code gives access to the main gates or doors, as well as the rental door, but also the headquarters of the company where you can access a safe with keys at any time.
These keys are reserved for use in case of emergency or power failure, and it is not advisable to pick them up or store them unnecessarily. Tenants undertake to make prudent use of them, which must be returned at the end of the contract.
Eighth Clause (Rules)
These are NON-SMOKING properties. Pets are not allowed in units rented under any conditions. We decline any and all liability for any losses, damages and losses of any nature arising from the rental of our homes and the use of equipment and electrical appliances made available to customers. Maximum occupancy: the maximum number of guests is limited to that indicated on the reservation. An additional fee of € 10 per person per night for additional guests will be charged. Values subject to change without notice. Forged reservations: any booking obtained under false pretense or false information will be subject to the penalty of full payment, deposit and / or rental money, and the group will not be allowed to check in. Written exceptions - Any exceptions to the clauses mentioned above must be approved in writing in advance.
Clause Nine (Legislation)
The data collected in this document are indispensable and mandatory for the purposes indicated, as well as, unless expressly requested otherwise by email to info@cosycasa.pt, for internal marketing purposes, they will be processed and stored automatically, being kept in the legal terms and for the period of time required for said purposes. The omission or inaccuracy of personal data or other information provided by the customer is his sole responsibility. The data will be processed in accordance with the law, namely Regulation (EU) 2016/679 on the protection of individuals with regard to the processing of personal data and on the free movement of such data (“GDPR”). The data controller is Be Concept Unipessoal Lda. The data may be transmitted to partner entities, exclusively for the purposes of operationalization and provision of services and safeguarding the appropriate protection measures provided for by law. The customer is guaranteed, at any time, the right to access, rectify, update, limit and erase personal data.
Limitation of Liability: No liability or compensation can be claimed for failure in electrical equipment or not, lack of electricity, light, water, illness or injury caused to humans, damage or theft, weather conditions.
Our establishments have a complaints book, request it if you think it is necessary.
In order to resolve any disputes arising from the performance of this contract, the parties agree to establish, as competent, the jurisdiction of the Peniche district with express waiver of any other. In everything not provided for in this contract, the provisions and legislation in force will apply.
The general conditions indicated are known and accepted by the customer. Any reservation and payment implies acceptance of these.
